A new, open-riser stairway climbs efficiently above existing basement stairs to link all of the public living areas. At the second floor, the master suite addition takes its cues from the original building's form and scale, but opens the home to optimal views and a new private roof terrace. These changes create an open plan of interconnected living spaces that celebrate the entry sequence and define clear circulation paths.

The expanded hydronic radiant system heats the addition. Thick insulation fills the deep cavities of the staggered-stud walls. Windows and skylights fill the home with balanced daylight. Stacked stairs and expanding over existing patio kept the original footprint unchanged.
